We are constantly having people asking us what to do to their home to get it ready for sale. What things are important in home staging? When talking to our realtors we have gotten a list of basics.
Here is our list: While not exhaustive it will give you a good place to start
Declutter: Take out all unnecessary nick nacks, decor and extra furniture. G ive the rooms as much breathing space as possible. You want the buyers to look at it and notice how much space you really have. remove the personal effects so that the buyers can possibly see themselves and their personal effects in the space.
Clean: Cleanliness is next to godliness in this instance. Make sure to wash the windows so the light can shine through and they can see the space well. Make sure to get rid of all cobwebs, dust and vacuum the corners and edges. It is amazing that a little extra work in this area can really make the space shine and show well.
Repair: Repair the obvious defects and damages. If there are dings in the paint it may look as if there are maintenance issues or even neglect. Is there a baseboard not connected or a light fixture not working well. Take care of these issues now and it will save you a lot of headaches later. it will also communicate with the buyer that you have taken good care of their future home.
Most of all, take a step back and try to look at it from the buyers stand point. Maybe even asking your agent or a good friend to look at your home and tell you the things that need attention would give you a great starting point
